Awarded first MHPI project
Awarded our first contract under the Military Housing Privatization Initiative (MHPI) to build, finance and manage family housing at Fort Stewart and Hunter Army Airfield (as GMH).
2003
Launch LifeWorks resident program
LifeWorks program is launched to help deepen community engagement through a robust calendar of resident activities and events for all ages.

Warrior’s Walk at Fort Stewart
'Warrior’s Walk’, a memorial to fallen members of the Army’s 3rd Infantry Division, is developed and dedicated at Fort Stewart.
2004
Awarded first Navy housing project
Company is awarded its first Navy project under MHPI with its selection to build, finance and manage family housing for the seven bases in the Navy Northeast Region.
2005
Awarded first Air Force housing project
Military housing portfolio expands to include Air Force communities with the award of the AETC Group I project, including Altus, Luke, Sheppard and Tyndall Air Force Bases.
2006
Unaccompanied Personnel Housing project added to Army portfolio
Selected to build, finance and manage one of the military’s first privatized Unaccompanied Personnel Housing projects—Marne Point at Fort Stewart.
2007
Military portfolio surpasses 25,000 units
With multiple MHPI project awards at Army, Navy and Air Force installations across the U.S., the Company's military housing portfolio expands to more than 25,000 units.
2008
Acquisition brings new ownership and name
Balfour Beatty plc acquires GMH and it is renamed Balfour Beatty Communities.
2008
Launch non-profit foundation
Established the Balfour Beatty Communities Foundation, a non-profit focused on supporting the educational goals of our residents, as well as organizations supporting military personnel and their families.
2009
Foundation initiates resident scholarship program
First annual academic scholarships awarded to 17 residents through the Balfour Beatty Communities Foundation.

Memorial dedicated at Fort Bliss
Field of Honor Memorial to the fallen soldiers of Fort Bliss is developed and dedicated by the Balfour Beatty Communities Foundation.

Memorial dedicated at Fort Carson
Field of Honor recognizing the contributions of the Army’s 4th Infantry Division is developed and dedicated at Fort Carson.
2013
Portfolio diversifies with first student housing property
Company expands into the student housing market with a ground-up graduate housing property at the University of Iowa.

Rooftop solar project brings alternative energy to Army housing
Completed project with SolarCity to install more than 50,000 rooftop solar panels within family housing at Fort Bliss and White Sands Missile Range, with capacity to generate more than 13 megawatts of renewable energy.

Military housing portfolio surpasses 44,000 units across 55 installations
Awarded final contracts under MHPI, bringing total military housing portfolio to more than 44,000 units across 55 installations in 26 states.

Diversify the portfolio, expanding into multifamily real estate with the acquisition of 152-unit apartment community in Lady Lake, Florida.

Solar energy projects continue with completion of rooftop solar panel installation at four Air Force bases and commencement of panel installation at five Navy bases, adding more than 14 megawatts of additional capacity.

Completed acquisition of first off-campus student housing property with the purchase of Aspire 349 in Wilmington, North Carolina.

Recognized by Home Innovation Research Labs as a National Green Building Standard (NGBS) Green Partner of Excellence for new homes constructed at Fort Carson that were built to the NGBS 'Emerald' standard for green construction.

Housing revitalization project completed at Fort Carson
Complete new construction project replacing 176 legacy military homes with 188 new construction homes built with modern features and finishes, sustainable construction materials and high-efficiency systems.

Student housing portfolio surpasses 3,000 beds
With the opening of Aspire at Discovery Park for Purdue University, the student housing portfolio reaches 3,800 beds under management.

Northside property opens fourth phase, surpasses 2,500 beds
The fourth phase at Northside opens to students at the University of Texas at Dallas, expanding the property to more than 2,500 beds, as well as extensive amenities and retail shops.

Energy updates completed of 1000+ homes at Fort Eustis and Fort Story
Sustainability project brings more than $12 million in turnkey energy and water efficiency improvements through a self-funding Energy Savings Performance Contract.

In-home electric vehicle charging program introduced at military properties
Offered in partnership with a national energy solutions company, program delivers Level 2 in-home electric vehicle charging capability to residents in military housing.
